Tamko Home Additions & ADU: The Austin Owner’s Guide

We source and install Tamko-compatible building materials and finished components for home additions and ADUs across Austin, TX, with a typical project scope priced between $45,000 and $130,000 for a full addition and $90,000 to $220,000 for an ADU construction. If you already have a Tamko product such as roofing, waterproofing underlayment, or a building envelope component that has failed or is failing, the most common sign is either active water staining on interior ceilings or visible membrane separation at the seams. The good news: in most cases on an existing structure, we can isolate the failed section and address it without tearing the whole addition down to studs, and we carry the most common Tamko-compatible flashing and transition materials on our trucks.

Before you start peeling back drywall or climbing a ladder, know this: a failed building-envelope product on an Austin addition is rarely a one-material problem. It is usually a system problem. The failure typically starts at the intersection where the Tamko product meets something else, a window flange, a roof-to-wall transition, or the footer line of the ADU. Matching that intersection correctly is where the cost lives, and it is where most rushed repairs go wrong.

Which Tamko Models This Applies To

Tamko makes a broad line of residential and commercial roofing, waterproofing, decking, and composite products, and the compatibility question depends on what role the material is playing in your Austin addition or ADU. The most common products we see on additions in this market are Tamko self-adhered waterproofing underlayments, Tamko peel-and-stick flashing membranes, and Tamko asphalt shingle lines used on sloped roof sections. The compatibility gotcha that trips up a lot of Austin homeowners is this: Tamko self-adhered membranes are manufactured in specific roll widths and mil thicknesses, and what you installed originally may not be the same SKU your contractor can pull off a shelf today. The measurement matters at the lap joints. If you are matching an existing peel-and-stick product, measure the exposed width and the total membrane thickness with a caliper or have us do it before ordering a single roll.

OEM versus aftermarket for Tamko specifically: unlike a hinge or a rail system, a waterproofing membrane is not a component where we suggest an equivalent brand just because it is cheaper. The chemistry of the asphalt-modified adhesive has to be compatible with the substrate and with the original membrane, and the UV exposure window here in Texas is brutal. An aftermarket membrane that is not UV-stable for the same duration will fail at the lap seams inside two Austin summers. In our book, for envelope work on an addition or ADU, OEM Tamko or a Tamko-approved transition product is the right call. For shingle surfaces, we can move to an equivalent class shingle with the same wind rating and impact class if the original color has been discontinued, but only after we check the roof deck condition together.

Signs Your Tamko Home Additions & ADU Is Failing

  • Water staining on the ceiling near the new wall intersection – On an ADU, the joint where the main structure roof ties into the ADU wall is the most common failure point. The roof-to-wall step flashing pulls away over time, usually because the addition settled just enough to create a gap.
  • Peeling paint or soft spots at the bottom plate inside the addition – This is a membrane lap that failed down near the sill. In Austin, we often see this after a heavy fall rain following a long dry summer, when the soil moisture changes and the slab moves microscopically.
  • Curled or lifting membrane edges visible at exposed flashings – Check any exterior transition where the Tamko product meets fascia or trim. If the edge is curling up, the adhesive bond has lost its grip, and water is getting behind it.
  • Bubbling or blisters on the flat roof section of an ADU – Blisters mean trapped moisture vapor inside the membrane system. Austin sun heats the surface, the moisture expands, and the membrane lifts. This does not self-correct; the blistered section needs to be cut out and patched properly.
  • Damp, musty odor inside a finished closet or corner of the addition – The smell shows up before the stain does. If the air in one corner of the ADU smells like a wet towel, the envelope has already been compromised somewhere above that corner.

Replacement Cost & What’s Included

A single-story rear room addition with tall windows and a new patio

For a focused repair rather than a whole-system replacement, an Austin homeowner should expect to budget $3,500 to $10,000 for Tamko-compatible flashing and underlayment repair on a typical addition or ADU roof intersection, including removal of the failed section, substrate inspection, new membrane and flashing, and finish work. If the damage has reached the roof deck or wall sheathing, the number moves toward the higher end. A full re-roof of an ADU or addition floor plan is a different project, generally landing between $8,000 and $20,000 depending on the number of roof penetrations and whether we are pulling permits.

What is included in our pricing, every time, is a written line-item quote delivered before work starts. That quote shows the Tamko product or approved transition product by name, the square footage, the labor, the dump fees, and the permit cost if one is required. There are no change orders on material selection unless you request a product upgrade after the quote. The workmanship warranty runs 365 days from the completion date, and if a repair fails within that window, we come back at no charge. Isaac Pruett signs off on every addition and ADU job we close out, and he does not accept a punch list as finished until every item on it is resolved.

DIY or Call Us?

You can safely check the obvious things from the ground: the visible condition of the membrane edges at flashings, interior staining near the roof-wall intersection, any torn shingle tabs after a spring storm. Do not take a ladder to a two-story ADU roof edge, and do not peel back any adhered membrane yourself to investigate. Once you break the adhesive bond on a self-adhered Tamko product, even a small exploratory cut, that section will not re-seal properly, and you have just made the repair larger and more expensive than it was.

Working on a roof-to-wall transition is a trade skill. It involves staged flashing, proper membrane lap direction, and correct fastener spacing. Do it wrong and the water moves inside the wall, which is exactly the slow, invisible damage that rots framing over several years before anyone sees a stain. If the failed part is on an occupied ADU, the cost of guessing wrong is not worth the few hundred dollars saved. Call us at (903) 623-1966 and we will tell you straight what is wrong and what it actually needs.
