Mr-Glass Windows & Doors: The Austin Owner’s Guide

If you have a Mr-Glass window or door with a failing part in Austin, we can match it, price it, and install it. Most Mr-Glass window and door part replacements in Austin run between $400 and $3,500 installed, depending on whether we’re swapping a balance, a lock set, a roller assembly, or an entire sash. The most common way Austin homeowners discover the problem is a window that suddenly won’t stay up or a sliding door that grinds against its track when the temperature swings.

Mason Remodeling Co Austin is an independent service provider, not affiliated with Mr-Glass. What that means for you is we can source both OEM Mr-Glass parts and quality aftermarket equivalents, then give you a straight price before any work starts, along with our written guarantee. No part gets ordered until you’ve approved the number.

Which Mr-Glass Models This Applies To

Mr-Glass windows and doors show up in a lot of Austin homes built between the mid-1980s and the early 2010s. The parts that fail are rarely exotic, but they are model-specific. A balance from a Mr-Glass 200 Series double-hung will not fit a 400 Series. A roller assembly from a Mr-Glass sliding patio door made in 1998 is not the same as the roller in a 2007 unit. Getting the right part means reading the label, not guessing from a photo.

You’ll find the model identification on a sticker or etching in one of two places: on the top edge of the window sash or along the door’s bottom rail on the inside face. If the label is gone, we measure the sash thickness, the balance channel width, and the roller housing depth. Those three numbers narrow the field fast. For Mr-Glass specifically, OEM parts are still available for most series from the late 1990s forward. Older units, especially those with interior glazing beads from the 1980s, often need a quality aftermarket equivalent because the original part line was discontinued decades ago. We stock the most common Mr-Glass balance sizes, rollers, and lock sets on the truck, so a single visit often handles the whole job.

We also stock parts for KraftMaid, Cambria, and Silestone lines, but Mr-Glass windows and doors are the specialty here.

Signs Your Mr-Glass Windows & Doors Is Failing

  • The window drops when you let go. This is a dead balance, usually the spring or block-and-tackle mechanism inside the channel. Austin’s heat accelerates the plastic components inside these balances, causing them to crack and lose tension years earlier than the same window would in a cooler climate.
  • The sliding door sounds like it’s dragging gravel. The rollers are worn flat and the steel bearing is grinding against the hardened track. Once a roller goes flat, every slide scrapes aluminum off the track, so delaying the fix makes the job more expensive.
  • The lock won’t throw or the handle spins loose. Mr-Glass lock sets use a die-cast internal gear that strips over time. You’ll feel the handle turn without resistance. This is a security issue, not a nuisance: a stripped lock means the window or door is not actually locked.
  • The sash tilts in when it shouldn’t. The tilt latch, that little plastic tab on the top of the sash, has snapped internally. One side failing puts uneven pressure on the other latch and the balance system.
  • Condensation or haze between the glass panes. The insulated glass unit seal has failed. In Austin’s humidity cycle, failed seals are common after 15 to 22 years. You’re not wiping it off. The fix is a new IG unit, not a cleaning.

Replacement Cost & What’s Included

Mr-Glass Part Austin Installed Price Range
Balance replacement (per window, pair) $180 – $350
Tilt latch replacement (per sash) $90 – $180
Lock set replacement (per window or door) $110 – $260
Roller assembly (sliding door, pair) $200 – $450
Insulated glass unit replacement (per sash) $300 – $900
Full sash replacement (custom order) $700 – $1,800

Those numbers include the part, the labor, and the trip in the Austin metro area. Custom-sized sashes and doors with non-standard glass packages push toward the top of the range, sometimes above it if the frame itself needs routing or shimming. We give you a written price before we order any part, and that number does not move unless we find hidden damage we show you and you approve in writing. The work is covered by our 365-Day Done Right Promise, starting the day we finish the install. If a part fails or the install is not right within that year, we come back and make it right at no cost to you. No dispute process, no fine print.

DIY or Call Us?

There are two things you can safely check without opening the wall or fighting a spring. First, clean the track. Austin dust plus window lubricant turns into a paste that mimics roller failure. A rag and a dry brush fix a surprising number of “bad” sliding doors. Second, check that the window is not just locked in a slightly open position; a partially thrown tilt latch will make a sash feel broken when it isn’t.

What we do not recommend is pulling the sash and replacing a balance yourself. Window balances are under tension. When the wrong technique releases that tension, the metal spring can fire out of the channel and take a finger or an eye with it. The same caution applies to sliding door rollers: the door is heavy, the adjustment screws are finicky, and a thirty-year-old tempered glass panel dropped on a concrete patio is an expensive lesson in why we carry it with two people. If you’ve got a Mr-Glass window or door acting up in Austin, call (903) 623-1966 and tell me what’s wrong with it. We’ll figure out what it actually needs.
