ActiveYards Windows & Doors: The Austin Owner’s Guide
We stock and install ActiveYards-compatible window and door hardware across Austin, with typical installed pricing landing between $200 and $1,800 depending on whether it’s a roller assembly, lock set, or full panel replacement. Most callers first notice something subtle: a door that suddenly drags on the track, a lock that won’t throw, or a window that drops a half-inch when you let go. By the time they call us, they’ve usually been fighting the thing for weeks. If you’re reading this, you probably know exactly what we mean.
ActiveYards builds aluminum-framed doors and windows designed for sunrooms, screened porches, and patio enclosures, and Austin’s heat does not do them any favors. We’ve replaced more UV-brittled rollers and warped tracks here than anywhere else in Texas. The good news: most failures are fixable without replacing the whole unit. The better news: we can usually tell you which one over the phone.
Which ActiveYards Models This Applies To

ActiveYards manufactures several door and window lines under the aluminum sunroom umbrella, and parts are not always interchangeable between them. The most common in Austin homes are the sliding patio door assemblies, hinged French-style doors, and the vertical four-track window systems. Each series uses different roller diameters, track profiles, and lock bodies, so matching the part to the exact model matters more than most people expect.
The fastest way to identify what you have is to look for the manufacturer’s label on the door edge or the top rail of the window frame. It will have a series number, usually a letter followed by two or three digits. If the label is gone (sun fades them after a few years), measure the roller wheel: ActiveYards uses both 1-inch and 1-1/4-inch wheels depending on the series. We keep OEM ActiveYards parts on hand, plus a small set of quality aftermarket equivalents for common wear items. For anything load-bearing, like the tracks themselves, we recommend OEM. The aftermarket aluminum just doesn’t hold its profile as well under Texas sun.

Signs Your ActiveYards Windows & Doors Is Failing
- The door shudders or skips when you slide it. That’s almost always a flattened roller wheel. The nylon tire hardens, then cracks, then you’re dragging bare metal on aluminum. You’ll hear it before you see it.
- The lock won’t engage without lifting or pulling the door. ActiveYards lock bodies are mounted to the frame, and when the rollers sag, the striker and lock body fall out of alignment. People force it for months, then the lock internals strip.
- The window drops when you release the latch. The spiral balance or spring block inside the side channel has failed. On ActiveYards four-track windows, this usually means a snapped block, and the window becomes a dead weight.
- Water pools along the bottom track after a rain. The weep holes in the track are clogged, or the track itself has bowed from expansion. Austin’s freeze-thaw-then-bake cycle is brutal on aluminum extrusions.
- The screen frame is bent or the spline keeps popping out. Screen frames warp faster than the main frame, and once they’re bent, they will never sit flush again. Replacement is the only fix that lasts.

DIY or Call Us?
Some things on an ActiveYards door you can safely handle yourself. Cleaning the bottom track with a stiff brush, clearing the weep holes with a wire, and lubing the rollers with a dry silicone spray are all reasonable weekend tasks. If the door is off its track entirely, you can usually lift it back on if you have a second pair of hands.
But here’s the line we’d draw: anything involving spring-loaded balance blocks or removing the door panel from the frame is where DIY gets expensive. The balance blocks are under tension, and when they release, they will break fingers and take chunks out of the frame. If you’re not sure which part you’re dealing with, call us at (903) 623-1966 and describe what you’re seeing. Isaac Pruett or one of our guys will tell you straight whether it’s a Saturday job or a service call.
FAQs

The aluminum frame will last 20 – 30 years, but the rollers, locks, and balance blocks typically need replacement every 5 – 8 years in Austin’s climate. UV exposure and dust from our dry months grind the moving parts down faster than northern climates. If you’re past the five-year mark and the door is getting stiff, plan on hardware replacement soon. Call (903) 623-1966 and we’ll give you an honest read on what you’re facing.
Yes, in the majority of cases we see across Austin. The frame is rarely the problem. Rollers, locks, screens, and balance blocks are all replaceable parts, and unless the track is physically bent or corroded through, a repair gets you back to smooth operation for a fraction of a new door. We’ll tell you if repair doesn’t make sense, and the estimate is free either way.
Most single-part replacements, like a roller set or lock body, take 45 minutes to two hours on site. Full track rebuilds can take half a day. We’ll give you a time window when you call, and the written price covers the full job, parts and labor, before we start.
We keep the common wear items in stock: 1-inch and 1-1/4-inch rollers, standard lock bodies, handle sets, and screen spline. Less common parts, like specific balance blocks for older series, we order from our ActiveYards supplier and have on hand within a few days. We’ll let you know before the visit whether it’s a same-visit fix or a two-step.
Mason Remodeling Co Austin is an independent service provider and is not affiliated with ActiveYards. We also stock and install parts for KraftMaid cabinetry, Cambria surfaces, and Silestone countertops, so if one project turns into another, we’ve got you covered there too.
