Sakrete Home Additions & ADU: The Austin Owner’s Guide
For a Sakrete-based home addition or ADU project in Austin, you’re typically looking at $45,000 to $130,000 installed, depending on square footage, foundation work, and finish level. Most homeowners discover they need help when a concrete pour starts showing cracks, a stem wall shifts after heavy rain, or a slab they poured themselves is no longer level enough to frame on. We handle the planning, Sakrete-spec concrete work, framing, and the finishes that follow, and we’ll give you a written price before any work starts.
We’re an independent Austin contractor, not affiliated with the Sakrete brand itself. What we bring is direct experience with their bagged mixes, curing behavior in Texas heat, and the foundation details that make or break an addition in our clay-heavy soil.
Which Sakrete Models This Applies To

Sakrete doesn’t make model numbers the way an appliance brand does. The “part” that matters here is the concrete you used (or plan to use) and whether it was mixed, placed, and cured correctly for an Austin climate. Most residential additions in this market use one of three Sakrete products: High-Strength Concrete Mix for footings and slabs, Maximizer Concrete Mix for pours that need higher PSI with less material, or Fast-Setting Concrete Mix for post bases and small pads. Each has a different cure window and compressive strength, and the wrong choice for a load-bearing wall is a real problem.
Identifying what you have is usually straightforward. If bags are still around, the label will state the PSI rating and whether it’s a standard or fast-setting blend. If the pour is already done and something’s failing, we’ll look at the thickness, the aggregate, and the cracking pattern. That tells us more than the bag ever would. For most Austin homeowners, we recommend sticking with Sakrete’s standard high-strength mix rather than aftermarket equivalents. The cost difference is small, and the consistency across multiple pours matters when you’re tying old concrete to new.

Signs Your Sakrete Home Additions & ADU Is Failing
- Hairline cracks that widen after rain. Austin’s expansive clay soil swells when wet and shrinks when dry. If your slab or stem wall isn’t on properly compacted base, you’ll see movement within the first year.
- Efflorescence (white chalky residue) on the surface. This means water is moving through the concrete. It’s not always structural failure, but it tells us moisture management was skipped or done wrong.
- Spalling or flaking concrete at the edges. Usually caused by a too-wet mix, poor finishing, or freeze-thaw cycles. In Austin, it’s more often the first two.
- A slab that’s visibly out of level. If a door starts sticking or a floor slopes more than it did six months ago, the base underneath is shifting. This is the most common issue we see in Mueller and other East Austin neighborhoods with known clay pockets.
- Separation between the new concrete and the original foundation. This is the one to take seriously. If you can fit a quarter into the gap, the bond has failed and water is getting in.
Replacement Cost & What’s Included

For a Sakrete-spec home addition in Austin, plan on $45,000 to $130,000 depending on size, site prep, and interior finish level. A small bedroom addition on a simple slab runs the lower end. An ADU with a kitchenette and bathroom runs higher. Every project gets a written line-item quote, not a verbal range that grows later.
What’s included: demolition of the failed section (if needed), excavation and base compaction, formwork, Sakrete or equivalent poured to spec, anchoring to the existing structure, and a written guarantee covering the work for 365 days from completion. If something fails in that year, we return and make it right at no charge. That’s the 365-Day Done Right Promise, and it applies to every addition and ADU we take on.

If you’re the person who mixed and poured the first time and you’re seeing minor cosmetic cracks, you can keep monitoring it. That’s your call. But the moment you’re talking about an addition that will hold people, plumbing, and roof load, concrete placement is not a weekend project. A bad pour doesn’t just look wrong. It undermines every framed wall that sits on it. In Austin’s clay soil, compacting the base correctly and tying new concrete to old without creating a cold joint is the difference between a structure that lasts 30 years and one that moves in three.
Isaac Pruett has spent years fixing exactly these failures around Austin, including structural repairs in Mueller. “Tell me what’s wrong with it. We’ll figure out what it actually needs.” If you’re not sure whether your Sakrete slab is salvageable, call (903) 623-1966 and we’ll come look.
FAQs

A properly placed and cured Sakrete slab should last 30 to 50 years in Austin’s climate, provided the base was compacted and drainage is managed. Failures we see in the first five years are almost always tied to water and soil movement, not the concrete itself.
Sometimes. Hairline cracks with no vertical movement can often be sealed and monitored. If the slab has shifted or separated from the original foundation, partial or full replacement is usually the honest answer. We’ll tell you straight which one it is. Call (903) 623-1966 for a site visit and a written assessment.
Most Sakrete-based additions run 8 to 16 weeks from first pour to final walkthrough, depending on size, finishes, and permit timing with the City of Austin. We include a schedule in your written price, so you know what to expect before we break ground.
We order Sakrete and all materials through our supplier accounts as part of the job. You don’t need to haul bags, rent mixers, or coordinate deliveries. It’s included in the written price, and we handle the waste and the mess. Alongside Sakrete, we regularly install KraftMaid cabinetry, Cambria and Silestone surfaces in finished additions and ADUs, so you get one crew and one written price from slab to countertop.
