Why Austin Homeowners Choose ES Windows Construction

We provide independent Es Windows repair in Austin, including construction and service, and we’ve been doing it long enough to know these windows the way a mechanic knows a particular engine. Our crews have rebuilt, reglazed, and weather-sealed ES Windows across Austin’s central bungalows and West Austin hillside homes for more than a decade. We keep ES-specific glazing beads, corner keys, and multipoint lock hardware on hand, and our techs can field-identify the difference between a stuck ES AW119 operator and a failed ES IG unit without pulling the sash. Call (903) 623-1966 to schedule your free estimate.

We are an independent service and installation company. We are not an ES Windows authorized dealer, and we don’t claim to be. What we are is a crew that has taken apart enough of these windows to know their quirks, their weak points, and the right fix for each one. Isaac Pruett, our owner, came up through the trade at Los Angeles Trade-Technical College and spent years doing residential and commercial work up and down the West Coast before settling in Austin. He’s the kind of guy who can’t walk past something broken without thinking about how to fix it, and that applies to every ES window we touch.

Every job starts with a written price before any work begins. You’ll know exactly what the repair or replacement costs, what parts we’re using, and how long it will take. No verbal estimates that grow on the final bill. And every completed project carries our 365-Day Done Right Promise: if the work isn’t right within a year of completion, we make it right at no cost to you.

Why Trust Mason Remodeling Co Austin for Your ES Windows Construction?

A whole-home remodel with the living, dining and kitchen areas opened up

ES Windows are a specific animal. They were built in Texas, and they show up in a lot of Austin homes from the 1970s through the early 2000s, especially in central neighborhoods and the hillside builds where aluminum frames were the standard. Our techs know the model lines by sight: the AW119 casement and awning, the 8500 horizontal slider, the 7500 single hung, the F900 fixed picture. We don’t need to research your window before we diagnose it. We’ve likely fixed a dozen of the same model that month.

Isaac has been taking on Austin window work for several years now, including plenty of jobs in the Mueller neighborhood and the older ranch homes on the west side. He’s known for giving straight estimates and not leaving a job until the punch list is actually finished. That reputation matters when you’re opening your home to a contractor. Every crew member who arrives at your door is background-checked, identity-verified, uniformed, and carrying a photo ID badge. You’ll get the technician’s name and photo before the visit, so you know exactly who to expect. We call this The Threshold Standard, and it’s not optional on any job we run.

When it comes to ES Windows specifically, we use OEM hardware when lead time and warranty coverage are the priority, and we stock equal-grade aftermarket corner keys, glazing beads, and pivot shoes for same-day or next-day repairs. You get the right part for the failure, not whatever’s cheapest on a supply house shelf. And because we’re part of the Threshold Group family of home-service companies, founded in 2004, we have the back-office support to order unusual ES parts without your job sitting in limbo for three weeks.

Common ES Windows Construction Problems We Fix in Austin

Austin’s climate beats on windows in ways the manufacturer’s warranty department never sees coming. Here are the failures we fix most often on ES windows around Austin:

  • Corner-key shear on ES AW119 awning and casement sashes. The AW119 series uses a corner key at the mitred frame corners. After years of opening and closing, especially in Austin’s heat where aluminum expands and contracts daily, that corner key shears. The sash corner pops open and drags against the frame. You’ll see a visible gap at the bottom or top corner when the window is closed. The fix is a new corner key and re-squaring the sash, which we can usually do without pulling the window from the opening.
  • Failed butyl seal on ES 8500 insulated glass units. If you’ve got fog between the panes of an ES 8500 sliding window, the butyl seal around the insulated glass unit has failed. Austin’s humid summers and intense UV exposure accelerate this. The argon or krypton charge leaks out, and moisture creeps in. Nobody can “wipe” that fog away. The fix is an IGU rebuild or replacement, which we do with local Austin glass shops we trust.
  • Worn pivot shoes on ES 7500 single hung sashes. The 7500 series single hung uses plastic pivot shoes that ride in the side jambs. After a decade or two, those shoes wear down or crack. The sash drops hard when you try to open it, or won’t stay up at all. It’s not the spring. It’s the pivot shoe, and it’s a repair we can often complete in an hour or two with the right replacement part in hand.
  • Bent or stripped multipoint lock rods on ES casement windows. ES casement windows use a multipoint locking system with a rod that runs the height of the sash. If the window gets forced or the handle mechanism gets out of alignment, that rod bends or strips. The lock won’t fully engage into the frame keeper, and the window won’t seal tight. We replace the rod and re-time the lock mechanism so it engages in one smooth turn.
  • Track wear and roller failure on ES 8500 sliders. The 8500 series horizontal slider rides on rollers that sit in an aluminum track. Austin’s cedar pollen mixed with grit and dust grinds into that track, and the rollers eventually disintegrate. You end up with a window that takes two hands and a hip check to open. We replace the rollers, and when the track is badly worn, we can mill a stainless steel track cap to restore the channel without tearing out the whole frame.

ES Windows Parts & Our Repair-vs-Replace Approach

A remodeled family room with new windows and a window seat

There’s a real difference between an OEM ES corner key and a generic aftermarket one, and it shows up in the fit. We use ES Windows OEM hardware when the job calls for it: warranty-sensitive situations, unusual sizes, or when the original part has a specific profile that aftermarket pieces don’t match. When lead time matters and the aftermarket part is equal grade, we stock it and use it. We’re honest about which is which. You’ll see it on the written estimate.

Our default is repair before replacement. If the aluminum extrusion is still sound and the insulated glass unit hasn’t lost its argon charge, we repair the hardware, re-hang the sash, and send you on your way. We will recommend replacement when the frame shows pitting corrosion, the glass is fogged beyond an economical IGU rebuild, or the window no longer seals against Austin’s summer humidity. That’s not an upsell. That’s reality. Call (903) 623-1966 and we’ll tell you straight which side of that line your window falls on.

Our ES Windows Service Process – Step by Step

  1. 1
Diagnosis. We come out, identify the model and series, and pinpoint the failure. We’ll know an AW119 from an 8500 before we’re through the front door. The diagnostic visit is free when you schedule the repair through us. You get a written price for the fix before we touch a tool.
  2. 2
Repair or install. We use OEM or equal-grade aftermarket parts as discussed, and we do the work with the sash either in place or pulled and re-hung. For window replacement jobs, we pull the old ES unit, address any frame or rough-opening issues, and set the new window to seal against Austin’s heat and humidity.
  3. 3
Test. Every ES window we service gets opened, closed, locked, and drawn shut at least a half-dozen times before we call it done. If a sash binds or a lock doesn’t engage clean, we fix it before we leave. No exceptions.
  4. 4
Written warranty. Every job carries our written guarantee with clearly stated terms, including a free return visit if a repair or installation fails. Coverage runs 365 days from the completion date. That’s our 365-Day Done Right Promise, and it applies to every ES window we touch.

ES Windows Products We Service & Install in Austin

A dining nook with a built-in banquette

We work on the full ES product line that shows up in Austin homes: the AW119 aluminum casement and awning windows, the 8500 series horizontal sliders, the 7500 series single hungs, and the F900 fixed picture windows. We also handle ES window replacement when the frame is too far gone to repair, including impact window installation for homes that need storm-rated protection and a lower insurance bill.**

For common repairs, we stock ES-specific glazing beads, corner keys, pivot shoes, tandem rollers, and multipoint lock hardware locally. That means same-day or next-day service on most ES window repairs in Round Rock and Austin, without waiting on a freight shipment from a warehouse two states away.

We Also Service These Brands

ES Windows is a specialty of ours, but it’s not the only window or building product we work with. Mason Remodeling Co Austin also services and installs KraftMaid cabinetry, Cambria and Silestone countertops, and Kohler fixtures on kitchen and bath projects. If you’ve got an ES window that needs fixing and a kitchen that’s been on your list, we can handle both under one written price.

FAQs – ES Windows Construction Service in Austin

Is Mason Remodeling Co Austin authorized by ES Windows?
No. We are an independent ES Windows service and installation company, not an authorized dealer. That means we’re free to recommend the honest fix, whether that’s a $60 corner key replacement or a full window replacement, without a manufacturer’s sales target hanging over our heads.

Why does my ES aluminum awning window keep popping open at the bottom corner?
That’s corner-key shear on an AW119 awning sash. The mitred corner joint fails, the sash separates at the corner, and the window pops open or drags. The fix is a new corner key and re-squaring the sash, which we can usually do without removing the window from the wall. Call (903) 623-1966 for an exact quote.

Can you reseal the fogged glass in my ES 8500 sliding window?
No, and anyone who says they can is selling you a band-aid. Once the butyl seal on an insulated glass unit fails, the argon charge is gone and moisture is inside the glass. The panel can’t be resealed. The proper fix is an IGU rebuild or replacement, which we coordinate with local Austin glass suppliers. Call (903) 623-1966 and we’ll give you an honest estimate on that cost.

My ES single hung window drops when I open it – is the spring bad?
Usually not. On the ES 7500 series single hung, a dropping sash is almost always worn pivot shoes, not the spring. The plastic shoes wear out and crack, and the sash drops hard. Replacement shoes are a stock item for us, and the repair is typically under two hours. Call (903) 623-1966 for a written price.

The multipoint lock on my ES casement window will not engage fully – what causes that?
A bent or stripped multipoint lock rod. The rod that runs the sash height gets misaligned from forcing the window or from years of Austin heat cycling the aluminum. We replace the rod and re-time the lock so it engages in one turn. It’s not a full window replacement. It’s a mechanical repair, and it’s one we do regularly.

Are ES Windows still being made, and can you get parts for older models?
ES Windows as a brand has effectively been absorbed and the original product lines are no longer manufactured, but parts for the AW119, 8500, 7500, and F900 series are still available through OEM channels and aftermarket suppliers who reverse-engineered the profiles. We keep the common parts in stock and can source the odd ones faster than you’d expect. Call (903) 623-1966 and we’ll look up your specific model.
